The most important thing to remember is to have an agent represent you in purchasing or building a new construction home. Don't think you need to work with the builder's agent. Remember, that agent represents the builder and not you. They're looking out for the builder's interest and not necessarily yours. Having an agent on your side doesn't cost you any more, and they can help you navigate the process.

Get Opinions and Home Inspections

Primarily if you work with someone like myself, that is fearless in giving their opinion of the builder. There are a lot of excellent builders out there, and there are a lot of not-so-good builders out there. I'm confident in telling you about the experiences my clients have had with both. If you want to build with a particular builder, ensure you're armed with the facts and information to make a logical decision.
You must do home inspections throughout the process. Many buyers think that just because the local municipality has inspected the home, it's up to code and there are no issues. But I advise buyers to get home inspections throughout the process and, at a minimum, get a home inspection when it's completed to identify any issues that need to be resolved before closing.

Stick to Your Budget

A lot of buyers need to set a budget and stick to it. Setting a budget and sticking to that budget throughout the process is essential. Having an agent on your side can help you stick to that budget and make decisions that will financially benefit you when you sell that home. Don't get caught up in all the shiny upgraded features and overlook the important pieces that can't be changed, like lot and location.

Be Prepared for Delays

Be prepared for delays throughout the building process. Be aware that labor shortages are causing some delays. Like any project, it takes twice as long and costs twice as much as you think. Be prepared ahead of time.
