2014 was an interesting year in Woodbury.  The amount of new construction homes proved to be a challenge for traditional sellers to compete with and although sales were down 30% in 2014, the average sale price was up 7%.  This means buyers were willing to pay more for good, quality homes and they were willing to patiently wait for the right home to hit the market.  In some cases, buyers put off their home search in November and December and they are now watching the spring inventory very closely.

When it comes to the number of homes sold in 2014, Stonemill Farms lead the way with 74.  However, if your looking for the neighborhood that had the highest home values in 2014 Dancing Waters and Marsh Creek came out on top with an average sales price of around $520,000.  The price per square foot in Dancing Waters was an astounding $164 per square foot!  Compare that to the overall average in Woodbury of $122 per square foot and Dancing Waters looks like a good place to call home.  Once again, Wedgewood had the most expensive home sell in all of Woodbury at a price of $1,166,000.
