Woodbury’s housing market has seen it’s share of ups and downs the last 10 years and homeowners are always curious to know what the value of their home is.  One of the easiest places to get a quick online estimate of your homes value is Zillow.com using their “Zestimate” tool.  But how accurate is it?  The answer – not very accurate.  While Zillow can run a quick search of recent home sales in the area and compare your square footage and number of bedrooms and bathrooms to those homes that recently sold, they can’t accurately assess the quality of your finishes, the condition and other variables that a real estate professional can.

When looking closely at two recent upper-bracket home sales in Woodbury, the estimated market value Zillow came up with compared to what they sold for were not even close – coming in 10% high on one recent sale and 10% low on a similar home just down the street.

Here are two homes I recently sold:

  • Zillow’s estimate = $803,210
  • Actual selling price = $870,000

9247 Wedgewood Point, Woodbury

  • Zillow’s estimate = $980,553
  • Actual selling price = $925,000
