The answer is YES! While average agents like to leave things to chance, I prefer to be present at all showings for my luxury listings to make sure no stone is unturned.
Here’s a few reasons why:
- Aside from the seller, nobody knows the property better than me. Sellers take the time to show me the ins and outs of their unique home so I feel it is my job to pass this information on to a prospective buyer. It’s important to point out features in a luxury listing that another agent is unfamiliar with might overlook. Also, if an objection arises I want to be there to handle the objection right away.
- Security. Luxury homeowners have valuable items in the home and I want to be there to make sure they are kept safe, the home is locked tight and the security system is armed.
- I can gauge the motivation of the prospect. This will help sellers get top-dollar for their luxury home in negotiations.
- Every listing and every client is important to me. I am not a traditional agent that takes on 100 clients with the hopes of satisfying 50. It’s important that every client feel like I am giving them 100% of my attention and effort. I know how to best organize a showing, can gauge the motivation of a prospect and I can discern questions from real objections.
